David Sandeman, Managing Director Hello and welcome to the second monthly newsletter, giving you an overall picture of the property auction market in the UK. With the Christmas break just behind us, January is always a relatively quiet month as the 250 plus auctioneers gear up for the sales in February, March and beyond. There are already 96 confirmed auction dates for February and 90 dates for March. At the bottom of the newsletter we have included one of several tables of different statistics that we will publish on a rotating basis, with this month showing the growth in both the number of lots offered and the amount raised at auction over the last 8 years. 17 property auctions were held throughout the UK in January 2006. We will compare these results to those of January 2005. There is also a regional breakdown of statistics, and a detailed analysis of the type of properties offered and sold at auction.

National Auction Analysis
With January being the first month of the year, auction activity is always very subdued with only 0.7% of the annual total sales being raised in the month. Interestingly though in the rolling comparison for the previous 3 and 12 month periods, the latter periods i.e. Oct 05 - Jan 06 and Feb 05 - Jan 06, show that whilst the number of lots offered and lots sold has remained broadly constant, the amount raised has increased, indicating a higher lot value.

Regional Auction Analysis
With only 19 auctions held in January 2006 and the same number last year, not many conclusions can be drawn from the figures below, except that this year one of the larger auctioneers from the North-West region did not hold an auction in January, but had their first auction of 2006 at the beginning of February. This accounts not only for the reduction in the number of lots offered in January 2006, but also the big decrease of lots offered in the North-West region in 2006 when compared with 2005.

Overall Auction Activity 1998 - 2005
Below is a graph showing how both the number of lots offered and amount raised at auction has dramatically increased over the last 8 years. The number of lots has risen from 19,006 to 30,939 a 63% increase whilst the amount raised has seen an even bigger increase from £1,014,724,141 to £4,356,927,494, a rise of 329%.

News and developments on the web site
For some time now the dynamic link to the mapping page has linked to either www.streetmap.co.uk or www.multimap.co.uk. We are now linking to Google Maps who have made available their Beta version of their mapping system. The benefits are that the maps are larger, the changing of scale and shifting of position is easier, and the aerial photographs are generally more detailed. We believe that even in Beta version, it offers more information to you, though please note there may be some isolated issues with the presentation of the information. I would welcome your comments on this.
